Reconveyance / Release Deed in Maharashtra

After a loan is fully repaid, the property record should show that the lender's charge has been removed. Where a registered mortgage deed exists, this is done by executing and registering a reconveyance or release deed.

When is a reconveyance deed needed?

Is a release deed necessary if I have the NOC?

The NOC confirms loan closure, but where a mortgage deed was registered, registering a reconveyance / release deed updates the registration record.

Who signs the reconveyance deed?
