What is a Notice of Intimation?
In an equitable mortgage the borrower does not sign a registered mortgage deed. Instead, the title deeds of the property are deposited with the lender with the intention of creating security for the loan. Because no mortgage deed is registered, the charge of the lender would otherwise not appear in the registration records.
The Notice of Intimation closes this gap. The lender intimates the Sub-Registrar about the deposit of title deeds – borrower, lender, loan amount and property details – and the intimation becomes part of the registration records. Anyone searching the property can then see that it is mortgaged, which protects the lender and brings transparency to property transactions.
Why NOI filing matters for lenders

Who files the NOI?
The NOI is filed by the lender – a Bank, NBFC, HFC or Co-operative Bank – through its authorised users on the IGR e-Filing system. Lenders first register on the portal and create branch user IDs.
